Sellers should choose two of these three factors to focus on when selling.

Today we’ll talk about price, condition, and marketing. To get a great deal, sellers must choose two of those three factors. It is not practical to get all three. 

If you make sure the condition is great, then the marketing and pricing can be higher. If the home hasn’t been updated in the last five or 10 years, you have to be practical and understand that your sales price will be closer to the median. You should also keep in mind that the first three offers will likely be the best ones. If you get an offer close to the median and you have average updates, you should consider taking that offer.

The marketing pertains specifically to your agent. They will determine whether or not the marketing is working. If people come to the home and you’re not getting offers, you have to reassess the price or condition of the property. If the condition is the issue, you may have to make some repairs to reach your desired price.
