Here are some things that all home sellers should be aware of these days. This is a very hot seller’s market, and a lot of homeowners feel like they can throw their home up for sale at whatever price they want and it will sell right away after receiving multiple offers. At the end of the day, a home is worth what a buyer and seller determine that price is. Homes that are put on the market without a plan are going to end up sitting on the market, even in a hot one like this. Although automated home value websites are a good way to get a starting point, it should just be your first step. You want to talk to an agent who can give their professional opinion on price. After you have that opinion, you need to prepare your home to sell. It doesn’t have to be completely updated, but it does have to be clean. Whenever you make updates, you won’t necessarily get all that money back when you sell. The updates that give you the best ROI are your kitchen, flooring, and bathrooms. “It doesn’t have to be updated, but it does have to be clean.” Having a clean home is so important. I’ve shown several homes that have received offers above asking price not because it was updated, but because it was clean.
